About this tour

Phuket is the most liquid international property market in Southeast Asia. With 10 million annual visitors, a freehold condo sector open to foreign buyers, and a short-term rental market delivering 7–12% gross yields, it offers a combination of accessibility and return that is genuinely hard to find elsewhere in the region.

But Phuket is also a market where knowing which developer, which location, and which product type matters enormously. This five-day tour is led by Khun Somchai of Siam Property Partners — a buyer-side advisor who has never taken developer commissions, meaning his viewings are selected for buyer value, not referral fees. The tour covers condos, pool villas, and one hospitality asset (a 12-room boutique hotel for sale in Kata).

Day-by-day itinerary

Day 1 — Thursday 4 Dec
Arrivals & Phuket Market Session

Arrive Phuket International Airport. Private transfer to the group hotel in Kamala or Surin. Evening market briefing with Somchai — freehold vs leasehold, the best rental zones, developer quality tiers, and what the data says about the current market.

Day 2 — Friday 5 Dec
Freehold Condos — Kata & Karon

Three freehold condo projects: one completed project in Kata Beach with verified rental yield data (8.4% gross for 2024), one off-plan in Karon (from $95k, developer with 3 completed projects), one resale in Kamala with Andaman Sea view. Somchai's comparative analysis of all three.

Day 3 — Saturday 6 Dec
Pool Villas — Rawai & Nai Harn

Two pool villas in the Rawai/Nai Harn area (Phuket's most established villa community): a 3-bed on leasehold (25+25+10, from $340k) and a new 4-bed compound on freehold land title (from $520k). Discussion of the leasehold structure and renewal history in Phuket.

Day 4 — Sunday 7 Dec
Hospitality Asset & Bang Tao

Morning: a 12-room boutique hotel in Kata — fully operational, $1.1M, running at 68% occupancy with verified accounts. Discussion of hospitality acquisition due diligence. Afternoon: Bang Tao beach area — Laguna Phuket integrated resort and the off-plan projects surrounding it.

Day 5 — Monday 8 Dec
Legal Session & Departures

Thai property law briefing: foreign freehold (condominium) vs leasehold structures, company ownership, the BOI investment promotion schemes. Tax on rental income in Thailand. One-on-one sessions with Somchai. Afternoon departures.
