Gibraltar is a 6.8 km² British Overseas Territory at the southern tip of Spain, guarding the strait to Africa. It is English- speaking, uses the pound, and is genuinely tax-light: no VAT, no capital-gains tax, no inheritance tax and no rates on residential wealth. Land is extremely scarce, so nearly all new stock is reclaimed-marina apartments (Ocean Village, Queensway Quay, Eurocity/E1, Midtown, The Sanctuary). Demand is underpinned by the finance, gaming and shipping sectors and by high-net-worth 'Category 2' residents — making this a capital-preservation and lifestyle base more than a seasonal holiday market. Owning property does not by itself confer residency, and some developments need government consent for foreign buyers.

Can foreigners buy?
Open to foreign buyers (some developments need government approval); no annual property rates on homes. Purchase does not grant residency — the Category 2 (Cat 2) HNWI route needs an approved home plus confirmed net worth (typically £2m+) and caps tax on the first ~£105k of income.
