Ultimate safe-haven city — but a 60% foreign stamp duty makes it a capital-preservation play.

Singapore is Asia's premier safe-haven market: rule of law, stability and prime global-city real estate. But it is engineered against foreign speculation — a flat 60% Additional Buyer's Stamp Duty (ABSD) applies to any foreign residential purchase, landed property is effectively off-limits (except Sentosa Cove with approval), and yields are low (3–4%). This is capital preservation and lifestyle, not yield.
