Day-by-day itinerary

Day 1 — Thursday 14 Jan
Bangkok Arrivals & Thai Market

Arrive Suvarnabhumi Airport, Bangkok. Two Bangkok condos (freehold, from USD 180k). Thai property legal briefing: foreign ownership rules, corporate structures. Fly to Bali evening.

Day 2 — Friday 15 Jan
Bali — Canggu & Seminyak

Three Bali properties in Canggu and Seminyak. Made Suarjana's Bali legal and due diligence briefing: the leasehold structures and nominee pitfalls that matter most. Evening: Seminyak sunset at Ku De Ta.

Day 3 — Saturday 16 Jan
Ubud & Bali Land

Two Ubud viewings: a jungle villa and a raw land parcel. Discussion of Bali's STR market data (yields, occupancy by area). Fly to Queensland (Gold Coast) afternoon.

Day 4 — Sunday 17 Jan
Queensland — Noosa & Gold Coast

James Harrington leads two Queensland viewings: one Noosa apartment and one Gold Coast condo. FIRB briefing for non-Australian buyers (the key regulatory step that most international buyers don't understand before arriving). Queensland vs Bali yield comparison.

Comparative Session & Departures

Full cross-market comparison: Thailand (freehold access, yields, Bangkok vs resort), Bali (leasehold reality, highest yields, legal risk), Queensland (full ownership, FIRB, lower yields but AUD-denominated). Departures from Gold Coast or Brisbane.

Visa requirements depend on your passport. We send pre-departure guidance with current entry rules to all confirmed attendees. Most destinations offer visa-on-arrival or e-visa for major passport holders.

What happens to my deposit if I change my mind?+

Your deposit is fully refundable up to 8 weeks before departure, no questions asked. After that, we work with you to defer your place to a future tour in the same region.

Can solo travellers join?+

Absolutely — around a third of our attendees travel solo. Tours are structured around property viewings and expert sessions, not couples activities. Solo travellers consistently tell us it's a highlight of the experience.

Are properties developer-pushed, or genuinely curated?+

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
