About this tour

Barbados has attracted buyers from the UK, Canada, and the US for over fifty years, making it the Caribbean's most established and liquid international property market. The west coast — known as the Platinum Coast — concentrates the island's finest homes, from the Sandy Lane Estate to the boutique villas of Paynes Bay, in a 12km strip of calm turquoise water, trade-wind breezes, and award-winning restaurants.

This tour focuses on the west coast from a buyer's perspective — not a developer's. Marcus Holloway of Caribbean Estates Group has operated in Barbados for twelve years and brings particular expertise in the market for properties priced USD 800k–3M, where the best resale value sits relative to new development.

Marcus arrived in Barbados from London in 2012 to manage a family property and never left. He built Caribbean Estates Group from a two-person operation into the west coast's most active international buyer advisory, with a particularly strong record in the USD 800k–2.5M range where he believes the best risk-adjusted Caribbean returns sit. His rental management division manages 35 properties on the west coast.

Day-by-day itinerary

Day 1 — Friday 20 Nov
Arrivals & Plantation Dinner

Arrive Grantley Adams International Airport. Private transfer to the group hotel in Holetown. Welcome dinner at a private plantation estate — Marcus's introduction to the Barbados market and an overview of the west coast property map.

Day 2 — Saturday 21 Nov
Paynes Bay & Fitts Village

Three properties: a 3-bed villa in Paynes Bay (USD 1.1M, beachfront access, rental-managed); a 2-bed apartment in a gated complex in Fitts Village (USD 480k, rental yield 6.2%); and a plot with planning permission in Lower Carlton (USD 390k). Morning swim at the Paynes Bay beach bar.

Day 3 — Sunday 22 Nov
Sandy Lane Estate & Spring Garden

Sandy Lane Estate viewings (by private appointment only) — one villa within the estate (USD 2.4M, 5-bed). This is the rarest opportunity on the island; Marcus has a direct relationship with the seller's agent. Afternoon: the Spring Garden area (emerging, lower entry point at USD 320–480k).

Day 4 — Monday 23 Nov
East Coast & Crop Over Heritage

Drive to the east coast — Bathsheba, the rugged Atlantic-facing side that offers the most spectacular landscape in Barbados at the island's lowest prices (USD 180–380k). Afternoon: tour of a traditional chattel house and discussion of the chattel house's heritage status and renovation rules. Return via the Scotland District.

Day 5 — Tuesday 24 Nov
Legal Session & Departures

Barbados property law: stamp duty (2.5%), land transfer tax, the non-resident buyer pathway, rental income tax rules. One-on-one sessions with Marcus for those making decisions. Afternoon departures.

Are properties developer-pushed, or genuinely curated?+

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
