About this tour

Coorg — called the Scotland of India for its misty hills, whisky-coloured rivers, and bungalow culture — is unlike any other Indian property market. Here, assets don't just sit. They produce: coffee, pepper, cardamom, honey. The best properties are estates that generate commodity income alongside hospitality revenue, making Coorg one of the few Indian real estate markets where buyers can legitimately underwrite a purchase with operating cashflows.

This five-day immersion takes ten investors through a curated selection of operational and pre-operational estates, working farms, and boutique resort projects in the Kodagu district. The guide is Suresh Chengappa of Kodagu Estate Advisors — himself a fifth-generation Coorg landowner, which means access to opportunities that never appear on the public market.

Suresh is a fifth-generation Kodagu landowner whose family has farmed coffee and pepper in the district since 1898. After an MBA at IIM Bangalore, he returned to Coorg to develop the estate advisory business his father had run informally for decades. His unique position — landowner, operator, and advisor — means he can show buyers the reality of running an estate, not just the romantic version.

Day-by-day itinerary

Day 1 — Friday 4 Dec
Arrivals in Madikeri

Flights to Mangalore or Mysore, private transfer to Madikeri (2–3 hours). Evening welcome dinner at a working estate — first glimpse of the landscape and a tasting of estate-grown coffee and pepper.

Day 2 — Saturday 5 Dec
Working Coffee Estates

Two operational coffee estates: one 12-acre freehold with existing guest bungalow and harvest income of approx ₹18L/year; one 20-acre mixed coffee-pepper estate with a new homestay block of 6 rooms generating ₹35L/year in hospitality.

Day 3 — Sunday 6 Dec
Boutique Resort Projects

Two hospitality-focused assets: an 8-key boutique resort at 3,200ft altitude with planning for 4 additional rooms, and a raw 6-acre plot with permission for a 12-key eco-resort. Discussion of Coorg's homestay licensing regime.

Day 4 — Monday 7 Dec
Heritage Bungalows & Land

Two heritage Scottish-era planter bungalows in the Virajpet area. These represent the most character-rich assets in Coorg — but also the highest renovation complexity. Suresh will walk through realistic renovation costs and timelines.

Day 5 — Tuesday 8 Dec
Finance, Departures

Morning session on Karnataka agricultural land rules, conversion procedures, and the Section 79A implications for non-farmer buyers. One-on-one follow-up sessions with Suresh. Afternoon transfers to Mangalore or Mysore.

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
