About this tour

Costa Rica is the most stable, most nature-rich, and most visitor-friendly country in Central America — and its real estate market for international buyers has been quietly developing for thirty years. The Manuel Antonio–Uvita corridor on the Pacific's southern coast is where the current wave of buyer interest is focused: world-class wildlife (scarlet macaws, sloths, dolphins), excellent food, growing direct-flight connectivity from North America, and properties that are 60–70% cheaper than comparable Caribbean product.

This tour covers three distinct Costa Rican niches: the established beach/nature market at Manuel Antonio, the emerging wave at Uvita/Bahía Ballena, and the surf-town investor market at Tamarindo in the north.

Carlos moved to Manuel Antonio from San José in 2007, having worked in eco-tourism development and seeing the intersection between that sector and international property investment. He built Costa Rica Property Partners as a buyer-only advisory (no developer commission agreements), and his particular expertise is in eco-lodge and nature retreat acquisitions — a category that requires operational as well as real estate due diligence.

Day-by-day itinerary

Day 1 — Sunday 11 Jan
Arrivals in Manuel Antonio

Arrive Juan Santamaría International Airport, San José. Direct shuttle transfer to Manuel Antonio (3.5 hours). Welcome dinner at a hotel that overlooks the National Park — with guide Carlos Mora, introduction to Costa Rica's Pura Vida property market.

Day 2 — Monday 12 Jan
Manuel Antonio Properties

Three properties in and around Manuel Antonio National Park: a 3-bed jungle villa with ocean view (USD 380k, STR-managed, 11% yield); a 2-bed condo in a resort complex (USD 195k, rental income data verified); and a raw parcel of 1.8 acres with sea view (USD 210k, suitable for eco-lodge build). Morning walk in the National Park.

Day 3 — Tuesday 13 Jan
Uvita & Ballena Whale Coast

Drive south to Uvita (1 hour) — an emerging market that was Manuel Antonio 10 years ago. Two properties: a boutique 6-cabin eco-lodge (USD 650k, operational); and raw land in the mountains above Uvita (2 acres, USD 95k). Whale tail beach visit at low tide (Marino Ballena National Park). Whale watching if in season.

Day 4 — Wednesday 14 Jan
Tamarindo Surf Market

Fly to Tamarindo (1 hour domestic flight) — Costa Rica's original surf-town. Two properties: a 2-bed condo walking distance to the beach (USD 280k, strong Airbnb market); and a boutique surf camp of 8 rooms available for acquisition (USD 490k, full accounts). Evening: Tamarindo Main Beach sunset at La Palapa.

Day 5 — Thursday 15 Jan
ARCR Residency & Departures

Costa Rica residency session — the Pensionado (retiree) and Rentista (income-based) programmes. ARCR (Association of Residents of Costa Rica) representative presents the most accessible pathways. Return to San José for departures.

Visa requirements depend on your passport. We send pre-departure guidance with current entry rules to all confirmed attendees. Most destinations offer visa-on-arrival or e-visa for major passport holders.

Your deposit is fully refundable up to 8 weeks before departure, no questions asked. After that, we work with you to defer your place to a future tour in the same region.

Absolutely — around a third of our attendees travel solo. Tours are structured around property viewings and expert sessions, not couples activities. Solo travellers consistently tell us it's a highlight of the experience.

Are properties developer-pushed, or genuinely curated?+

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
