About this tour

Florida is the most liquid coastal property market in the Western Hemisphere for international buyers. USD title, no state income tax, transparent transaction data, and a genuine lifestyle product that has attracted more net in-migration than any other US state for four consecutive years. The challenge for international buyers is distinguishing the genuinely excellent Florida markets from the over-hyped.

Day-by-day itinerary

Day 1 — Friday 6 Nov
Arrivals in Miami Beach

Arrive Miami International Airport. Private transfer to the group hotel in Miami Beach. Evening welcome dinner with Sarah on Lincoln Road — introduction to Florida's property market map and the case for each of the three cities on this tour.

Day 2 — Saturday 7 Nov
Miami Beach Condos

Three condos in Miami Beach: a 2-bed in South Beach (USD 740k, 85% financed possible, verified rental yield 5.8%); a 3-bed penthouse in Mid Beach (USD 1.4M, no short-term rental restriction); and an off-plan unit in a new development on Alton Road (from USD 560k, developer track record analysis from Sarah). Morning walk on Ocean Drive.

Day 3 — Sunday 8 Nov
Naples — Luxury Market

Drive to Naples (2 hours). Naples is Florida's wealthiest city per capita and has seen 40% price appreciation since 2020. Two properties: a single-family home in Port Royal (USD 4.2M, waterfront, private dock); and a 3-bed condo in Pelican Bay (USD 1.1M, golf course view). Day 4 — Monday 9 Nov
Sarasota — Value & Lifestyle

Drive to Sarasota (1.5 hours from Naples). Two properties: a 3-bed on Siesta Key (USD 890k, beach access) and a downtown Sarasota condo (USD 420k, walking distance to Ringling Museum and Sarasota Opera). Sarah's case for Sarasota as the best risk-adjusted Florida coastal market.

Day 5 — Tuesday 10 Nov
Finance & Departures

Session on US property finance for international buyers: ITIN number, LLC structures, 1031 exchange basics, FIRPTA withholding. One-on-one sessions with Sarah. Return to Miami Airport for afternoon departures.

Absolutely — around a third of our attendees travel solo. Tours are structured around property viewings and expert sessions, not couples activities. Solo travellers consistently tell us it's a highlight of the experience.

Are properties developer-pushed, or genuinely curated?+

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
