About this tour

Malaysia is the least-discovered of the major Southeast Asian property markets for Western buyers — which is exactly what makes it interesting. Freehold foreign ownership is permitted (strata title). The MM2H (Malaysia My Second Home) programme offers a long-stay visa on minimal financial requirements. And KL's best residential buildings offer more space per dollar than Singapore, Bangkok, or Jakarta at equivalent quality levels.

This tour covers two very different Malaysian markets: KL's urban professional apartment scene, and Penang's UNESCO-protected George Town heritage zone, which has developed a boutique property submarket of converted shophouses unlike anything in the region.

Day-by-day itinerary

Day 1 — Friday 5 Mar
Arrivals in KL

Arrive KLIA. Transfer to the group hotel in Mont Kiara or KLCC. Evening welcome dinner with guide Farouk Abdullah and brief introduction to Malaysia's property market, MM2H programme, and current developer landscape.

Day 2 — Saturday 6 Mar
Kuala Lumpur — City Apartments

Three properties: a 2-bed unit in Mont Kiara (from RM 680k, freehold, strong expat rental market); an off-plan project in KLCC corridor (from RM 590k, KLCC view); and a completed investment unit in Bangsar South (rental yield data provided). Discussion of KL's foreign buyer restrictions by area.

Day 3 — Sunday 7 Mar
MM2H Programme Deep-Dive

Half-day session with MM2H visa specialist — eligibility, financial requirements, processing time, and the Silver category for over-50s buyers. Afternoon: two properties specifically selected for MM2H applicants (minimum foreign purchase price zones). Lunch at Jalan Alor — Kuala Lumpur's most famous street food strip.

Day 4 — Monday 8 Mar
Penang — George Town Heritage

Fly or drive to Penang (40-min flight or 3.5-hour drive). Three properties in George Town: a UNESCO shophouse conversion (3-bed, RM 980k, rental income generating); a newer apartment in Georgetown with harbour view (RM 520k); and a raw shophouse needing full renovation (RM 380k, highest upside). Evening: Penang hawker food trail.

Day 5 — Tuesday 9 Mar
Legal Briefing & Departures

Malaysia property legal briefing: foreign ownership threshold by state (RM 1M minimum in most states), strata vs landed title, RPGT (Real Property Gains Tax) schedule for foreigners. One-on-one follow-up. Afternoon departures from Penang or KL.

Are properties developer-pushed, or genuinely curated?+

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
