About this tour

Montenegro is where the buyers who made money in Croatia a decade ago are looking now. The Bay of Kotor — a fjord-like inland sea surrounded by limestone peaks — is the most dramatically beautiful property setting in all of Europe. And it remains priced at 30–50% below comparable Croatian or Dalmatian coast product.

The catalyst for the coming appreciation is clear: EU accession negotiations (Montenegro is a candidate), the recent arrival of Chedi Luštica Bay, and direct international flight routes from London, Vienna, and Zurich that have been added in the last two years. Day-by-day itinerary

Day 1 — Sunday 10 May
Arrivals, Kotor Old Town

Arrive Tivat Airport (40 min from Bay of Kotor). Private transfer to the group hotel in Dobrota on the Bay. Evening orientation walk in Kotor Old Town (UNESCO World Heritage) with guide Milena Vuković.

Day 2 — Monday 11 May
Bay of Kotor Viewings

Three properties on the Bay: a renovated stone house in Perast village (€320k, 3 beds, water frontage); a flat in Herceg Novi (€180k, sea view, strong rental market); and a plot with building permission near Tivat marina (€260k). Boat transfer to Perast — experiencing the Bay by water.

Day 3 — Tuesday 12 May
Budva Riviera

Drive to Budva (45 min). Two apartments in Budva's modern beach area (€190k and €290k, sea view); and the Dukley Gardens complex — Montenegro's most ambitious residential development (from €350k). Discussion of Budva's rental market data with Milena.

Day 4 — Wednesday 13 May
Luštica Peninsula & Porto Montenegro

Morning: visit Porto Montenegro (Tivat) — the superyacht marina development that established global quality standards in Montenegro. Lunch at the marina. Afternoon: Luštica Bay resort development — viewing the Chedi Residences (from €400k) and the broader masterplan.

Day 5 — Thursday 14 May
Legal Session & Departures

Montenegro property law briefing — foreign ownership rights (unrestricted for EU nationals; permit required for others), the MEMO programme, and tax environment (no wealth tax, 9% income tax flat). Afternoon departures from Tivat.

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
