About this tour

New Zealand's property market has three features that make it uniquely attractive to international buyers: an absolute rule of law, no capital gains tax (outside the bright-line period), and some of the world's most spectacular natural settings. Queenstown and Wanaka in the South Island are the premium alpine lifestyle markets; the Bay of Islands in Northland is the understated coastal alternative with year-round warmth and sailing access.

The tour is led by Kate Sullivan of Southern Cross Property Advisors — a Christchurch-born buyer's agent who guides buyers through New Zealand's OIO (Overseas Investment Office) process, which is a genuine hurdle for non-Australian buyers and requires expert navigation.

Kate was born in Christchurch and spent ten years in commercial property in London before returning to New Zealand in 2014 to focus on the international buyer market. She built Southern Cross Property Advisors around the insight that New Zealand's OIO process was deterring legitimate buyers who simply lacked a guide through it — and that clearing that obstacle unlocked a market with compelling fundamentals that outsiders consistently underestimated.

Day-by-day itinerary

Day 1 — Sunday 22 Mar
Arrivals in Queenstown

Arrive Queenstown Airport. Private transfer to the group lodge in Arrowtown (20 min from Queenstown). Welcome dinner with Kate Sullivan — introduction to NZ's property market, the OIO approval process for non-Australian buyers, and the market dynamics in each location this tour covers.

Day 2 — Monday 23 Mar
Queenstown Viewings

Three properties in the Queenstown Lakes district: a 2-bed + study apartment in Queenstown CBD (NZD 1.2M, Alpine views, STR-eligible); a 3-bed house in Arrowtown historic village (NZD 2.1M); and a 4-bed with Remarkables views in Frankton (NZD 1.7M). Afternoon gondola ride to the summit — understanding the landscape that buyers are investing in.

Day 3 — Tuesday 24 Mar
Wanaka — Quieter Alpine Alternative

Drive to Wanaka (1 hour). Wanaka is the lifestyle alternative to Queenstown — same lake and mountain quality, less commercial density, and increasingly popular with families relocating from Auckland and Sydney. Two properties: a 4-bed on Lake Wanaka (NZD 2.8M, rare waterfront); and a new townhouse in the Wanaka growth area (NZD 1.1M). Afternoon kayaking on Lake Wanaka.

Day 4 — Wednesday 25 Mar
Bay of Islands (Northland)

Fly to Kerikeri/Bay of Islands (1.5 hours from Queenstown). Two very different coastal properties: a 3-bed on a ridge above Paihia (NZD 980k, 180° harbour views); and a 4-bed beach house on the peninsula near Russell (NZD 1.6M). Afternoon dolphin watching in the Bay of Islands. Evening dinner in Russell.

Day 5 — Thursday 26 Mar
OIO Session & Departures

Morning: Kate's full OIO briefing — who needs approval, what triggers residential land classification, consent conditions, and processing timelines (currently 3–4 months). Guest: OIO application specialist. Fly from Kerikeri to Auckland for international departures.

Absolutely — around a third of our attendees travel solo. Tours are structured around property viewings and expert sessions, not couples activities. Solo travellers consistently tell us it's a highlight of the experience.

Are properties developer-pushed, or genuinely curated?+

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
