About this tour

The Pacific Islands offer something no other region can: genuine remoteness that is still accessible via direct flights from Auckland, Sydney, and Los Angeles. Fiji has been developing international property since the 1990s. Vanuatu has one of the Pacific's most straightforward citizenship-by-investment programmes. And the Cook Islands — 15 islands 3,200km northeast of New Zealand — offers a property market so early-stage that buyers genuinely get in before the crowd.

This tour is structured as a Pacific market education as much as a property search: three distinct regulatory frameworks, three different product types, and three different risk/return profiles explained honestly by someone who has operated across all three.

Robert is Fijian-born and has developed the most comprehensive multi-island buyer advisory practice in the Pacific. Starting in Fiji in 2006, he expanded to Vanuatu in 2014 and began covering the Cook Islands in 2018. His cross-island perspective is unique: most Pacific property advisors are single-island specialists. Robert's ability to give buyers an honest comparative analysis across three jurisdictions is the defining value of this tour.

Day-by-day itinerary

Day 1 — Saturday 9 May
Arrivals in Fiji

Arrive Nadi International Airport, Fiji. Private transfer to the group resort on the Coral Coast (45 min). Welcome dinner with guide Robert Tuilagi — Pacific property market overview and an honest comparison of what each island group offers for buyers at different budget levels.

Day 2 — Sunday 10 May
Fiji Viewings

Three Fiji properties: a resort villa at Pacific Harbour (USD 380k, freehold, resort-managed rental); an off-plan 2-bed unit at a new Mamanuca Islands project (USD 190k, resort integration); and a raw beachfront freehold parcel on the Coral Coast (USD 420k). Fiji's Investment Act review for foreign buyers.

Day 3 — Monday 11 May
Vanuatu — Port Vila

Fly to Port Vila, Vanuatu (2 hours from Nadi). Vanuatu CBI presentation: USD 130k investment qualifying for a Vanuatu passport (visa-free to 98 countries). Two property viewings in Port Vila: a beachfront villa on Erakor Lagoon (USD 280k); and an off-plan resort unit (USD 95k). Afternoon in Port Vila waterfront.

Day 4 — Tuesday 12 May
Cook Islands — Rarotonga

Fly to Rarotonga, Cook Islands (2.5 hours from Auckland, or via connecting from Port Vila). The Cook Islands is the Pacific's most unspoilt established destination — 10,000 residents, a 120,000-visitor annual tourism industry, and leasehold land titles as the only foreign ownership available. Two properties: a beachfront leasehold villa on Muri Lagoon (NZD 540k); and a small boutique hotel of 8 bures for sale (NZD 1.8M).

Day 5 — Wednesday 13 May
Comparative Session & Departures

Robert's comparative analysis of all three Pacific markets — legal framework, exit liquidity, rental market depth, infrastructure risk, and citizenship benefits. Group discussion. Afternoon departures from Rarotonga toward Auckland.

Absolutely — around a third of our attendees travel solo. Tours are structured around property viewings and expert sessions, not couples activities. Solo travellers consistently tell us it's a highlight of the experience.

Are properties developer-pushed, or genuinely curated?+

We are strictly buyer-side. No developer pays to have their property on our itinerary. Every viewing has been independently sourced and pre-vetted by our local partner for title, planning status, and realistic pricing.

How are flights and hotels handled?+

Flights are booked independently — we send a preferred routing guide 8 weeks before departure. Ground transport, accommodation during viewings, and curated meals are all included in the tour price.
