Bulgari Residences Knightsbridge, London: Jewel-Box Living at One Hyde Park's Neighbour

About Knightsbridge, London

Knightsbridge is London's most internationally recognised luxury residential and retail address — home to Harrods, Harvey Nichols, and a dense constellation of embassies and global wealth. The SW1X and SW3 postcodes rank as some of the highest-value residential addresses in the world, with transactions routinely exceeding £5,000/sq ft in the most premium buildings. Post-Brexit, London's ultra-prime market has rebounded strongly on the back of Middle Eastern, Asian, and American demand, with 2023–24 transactions at the £10 million+ level increasing 18% year-on-year.

About Bulgari Hotels & Residences

Bulgari Hotels & Residences is the hospitality extension of Italy's most iconic jewellery house, now majority-owned by LVMH. With just 9 hotels globally (Milan, Bali, London, Dubai, Shanghai, Tokyo, Paris, Moscow, Rome), the brand's extreme scarcity creates enormous premium-pricing power. The London Bulgari Hotel in Knightsbridge opened in 2012; the Residences adjacent to it are the latest phase, delivering a jeweller's attention to material quality and detail into private ownership.

Project Overview

Bulgari Residences Knightsbridge occupies the upper floors (7–14) of a purpose-designed building adjacent to the Bulgari Hotel, sharing its basement spa (the largest in London), private cinema, and ballroom through a service agreement. The 20-residence collection was designed by Antonio Citterio Patricia Viel, the Milan studio responsible for all Bulgari Hotel interiors globally, ensuring a material and spatial language consistent with the brand's jewellery design DNA. Units feature Calacatta Viola marble, hand-blown Murano glass light fixtures, and bespoke Bulgari hardware throughout.

  • Bulgari Hotel access — 1,900 sq m spa, cinema, ballroom, and Bulgari Il Ristorante
  • Antonio Citterio Patricia Viel interiors — Calacatta marble, Murano glass
  • 20 residences only — absolute scarcity in London's ultra-prime market
  • 24/7 butler, valet, and concierge shared with hotel
  • Private entrance on Knightsbridge — no shared lobby with hotel guests
  • Hyde Park views from upper floors; 200m walk to park gate

Unit Types & Configuration

  • 2 Bedroom — 1,400–1,700 sq ft (130–158 sq m)
  • 3 Bedroom — 2,100–2,600 sq ft
  • Penthouse (4 bed) — 5,200 sq ft duplex with private roof terrace

Pricing

Two-bedroom residences from £9.5 million. Three-bedroom from £16 million. The penthouse is priced at over £40 million, positioning it among the 10 most expensive residential units ever offered in London. SDLT (Stamp Duty Land Tax) at these levels is 12–15%; buyers should account for it in total acquisition cost. Bulgari does not offer payment plans — full completion on legal exchange.

Investment Verdict

Positives:

  • Bulgari brand association is unmatched for exclusivity — resale buyers come from the brand's global customer base
  • 20 units only; this scarcity is permanent — the building cannot expand
  • London's ultra-prime market has outperformed broadly during the 2022–25 correction affecting mid-market UK property

Watch Points:

  • UK's annual tax on enveloped dwellings (ATED) applies if purchased via a company structure — personal ownership is typically preferred
  • Non-dom tax changes (2025 Budget) have altered the attractiveness of UK-domicile status; seek specialist UK tax advice
  • At these absolute values, the buyer pool is genuinely ultra-concentrated — patience required at resale
