South Andros sits at the edge of the Andros Barrier Reef — the third largest in the world — and the area has long been known among divers and fly-fishermen as one of the Caribbean's most pristine marine environments. Caerula Mar Club occupies a 26-acre beachfront site here, with a 200-metre arc of private beach and direct access to bonefishing flats that draw anglers from across the world.
Developer Background
Caerula Mar was redeveloped from a shuttered historic property by a US-based hospitality investment group that specialises in boutique resort acquisitions. The team includes veterans of Aman Resorts and Six Senses, and the property opened in 2020 after a $15 million renovation that added a spa pavilion, beach bar, overwater yoga platform, and 18 guest villas.
The residential programme — added in 2023 — offers buyers two entry points: whole ownership of one of six larger beachfront villas, or a four-week fractional share in the club's 18-villa inventory. The fractional model, managed on a rotating priority system, democratises access to what is otherwise a remote and capital-intensive destination.
Unit Types and Pricing
- Fractional Share (4 weeks/year) — From $120,000 per quarter-share; buyers choose the same four weeks annually and gain access to the full club.
- Full Villa Ownership (2–3 bed) — $950,000 to $1.8 million for whole-ownership beach villas with private terraces.
Tax and residency: South Andros buyers benefit from the same Bahamas tax-neutral framework as all Bahamian property — no capital gains, income, or inheritance tax. The Bahamas Economic Residency programme (minimum $750,000 investment) is available to whole-ownership buyers.
Amenities and Destination Appeal
The club's amenities centre on marine activities: a PADI dive school, guided bonefishing with certified local guides, kayaks and paddleboards, and a glass-bottom boat for reef tours. The single restaurant uses a farm-to-table model with produce from the club's garden and daily fish from club members' catches. The spa focuses on marine-sourced treatments.
South Andros is served by small charter flights from Nassau (35 minutes) or direct charters from Fort Lauderdale (90 minutes). The deliberate inaccessibility filters guests and maintains the property's character — this is explicitly not for buyers seeking a mainstream resort experience.
Verdict: The fractional entry point makes Caerula Mar accessible to buyers who want Andros quality without full capital commitment. Whole-ownership buyers get a genuinely special property in one of the Caribbean's last truly unspoiled marine environments.
