Replay's track record in Los Cabos extends to Esperanza, the adjacent Auberge-branded hotel they also developed, which has maintained a Forbes Five-Star rating for over a decade. This continuity of management and brand relationship gives Chileno Bay buyers a level of institutional confidence rare among Mexican resort developments.
Phase 1 (72 residences) was fully delivered in 2018 and has seen resale transactions at 35–50% premiums to original pricing. Phase 2, adding 40 additional residences and a new infinity pool complex, completed in late 2024.

After Auberge management fees (typically 50–55% of gross revenue), owner net income on a 2BR unit runs $60,000–$95,000 annually, depending on owner-use allocation.
Amenities and Destination Appeal
Chileno Bay residents access all Auberge hotel facilities: three restaurants (including a beach-level ceviche bar), two pools, a spa, non-motorised water sports from the Bay, and the Auberge concierge network for dinner reservations and private excursions. The hotel's 93 rooms are deliberately few, maintaining an intimate atmosphere that distinguishes it from the large convention resort hotels dominating Cabo San Lucas.
Los Cabos International Airport (SJD) is 25 minutes away and serves 60+ direct routes including multiple daily non-stops from Los Angeles, San Francisco, Dallas, Houston, Chicago, New York, and Toronto. Los Cabos recorded over $5 billion in tourist spending in 2025, and the Fonatur-managed hotel zone continues to attract high-end brand openings that sustain property demand.
Verdict: Premium pricing but exceptional location and brand infrastructure. Chileno Bay's swimmable beach and Auberge affiliation give it a defensible moat in the Los Cabos luxury market. Strong candidate for buyers seeking a managed income property with appreciation upside.
