Dollarized frontier — freehold condos, temple tourism and 7–11% Phnom Penh yields.

Cambodia is a dollarized frontier market where foreigners can own condominiums freehold (above the ground floor, up to 70% of a building), though not land. Siem Reap (Angkor Wat), Phnom Penh and the emerging coast (Kep, Kampot, Sihanoukville) drive tourism. Yields are high but the market is young and less liquid — a higher-risk, higher-return play.

Can foreigners buy?
Condos freehold (above ground floor, ≤70% foreign per building); no foreign land ownership (use long lease or local structures). Dollarized economy reduces FX risk.
Taxes & buying costs
Transfer/registration ~4%; low annual property tax (0.1% above threshold); rental income taxed (~10–14% withholding); relatively low holding costs.
What makes it unique
US-dollar economy, freehold condos, and high frontier-market yields near world-heritage tourism.
