Bali — surging villa yields (8–15%), but leasehold/PT-PMA only, never freehold.

Bali is one of the world's hottest villa-investment markets: tourism hit ~7m foreign arrivals in 2025 and managed villas in Canggu and Uluwatu can yield 8–15% gross. Foreigners cannot own freehold — the legal routes are long leasehold (25–30 years, extendable) or a foreign-owned company (PT PMA) holding Hak Pakai/HGB rights. Avoid unprotected nominee deals.

Can foreigners buy?
No foreign freehold: use leasehold (25–30 yrs, extendable) or a PT PMA company holding Hak Pakai/ HGB. Nominee ('borrowed name') structures are legally unprotected — avoid.
Taxes & buying costs
Leasehold paid upfront (premium); PT PMA setup + annual costs; rental income taxed (10% final option); no annual property tax on leasehold in the usual sense.
