Cap Cana is a 30,000-acre private community on the eastern tip of the Dominican Republic — the largest gated real estate development in the Caribbean. It contains the hemisphere's largest private marina (740 slips), three Punta Espada golf courses (designed by Jack Nicklaus, consistently ranked the #1 golf course in the Caribbean and Latin America), and a 5-km beach. Eden Roc at Cap Cana is the community's most prestigious residential address, anchored by the Eden Roc hotel, a Relais & Châteaux member.
Developer: Cap Cana S.A. and Eden Roc Hotels
Cap Cana S.A. — a Dominican private company — has invested over $1 billion in the master community's infrastructure since development began in 2000. The marina alone accommodates megayachts to 200 feet and has established Cap Cana as the principal superyacht destination in the Dominican Republic. Eden Roc — the Franco-Caribbean hotel brand originating from Cap d'Antibes — brought its Relais & Châteaux membership and European service standards to the hotel, which opened in 2018.
Cap Cana's gated-community model provides residents with 24-hour security, private roads, and consistent standards across the estate that cannot be matched by standalone properties elsewhere in the DR. The developer maintains the infrastructure through a compulsory maintenance association that all property owners fund.
Unit Types and Pricing
- Marina Apartments (1–2 bed) — From $380,000, overlooking the marina basin.
- Beach Residences (2–3 bed) — $750,000 to $1.5 million on Juanillo Beach.
- Golf Villas (3–4 bed) — $1.2–$2.8 million on Punta Espada fairways.
- Beachfront Estates (4–6 bed) — $3–$8 million on Juanillo's primary beach frontage.
Financing: Dominican banks (Banco Popular, Scotiabank DR) offer mortgages to foreign buyers at 8–11% over 15 years, requiring 30–40% down. Several US lenders have financed DR property for US citizens using domestic HELOC instruments. Cap Cana also maintains relationships with international mortgage brokers who have arranged financing for European buyers.
Amenities and Destination Appeal
Eden Roc hotel residents and villa owners access a beachclub, three pools, a spa, four restaurants, and non-motorised water sports. Cap Cana's broader community provides Jack Nicklaus golf, deep-sea fishing (Cap Cana hosts annual world record catches for blue marlin), an equestrian centre, and the Scape Park ecological attraction.
Punta Cana International Airport (PUJ) — just 20 minutes from Cap Cana — is one of the busiest airports in the Caribbean, with direct flights from 50+ US and Canadian cities, 20+ European destinations, and connections across Latin America. The Dominican Republic's tourism sector received 10.3 million visitors in 2024, the highest in the Caribbean.
Verdict: Best value branded residence in the Caribbean in terms of amenity access per dollar invested. Punta Espada golf and the marina infrastructure are genuine differentiators. Cap Cana's scale and investment levels provide more protection against deterioration than most Caribbean gated communities.
