Hayman Island sits at the northern edge of the Whitsunday Islands, within the Great Barrier Reef Marine Park — the world's largest coral reef ecosystem and a UNESCO World Heritage Site. The island's resort history spans seven decades, and its natural credentials — fringing reef accessible by snorkel directly from the beach, overnight anchorage for superyachts in its protected harbour, and National Park status on three-quarters of the island's land area — make it one of Australia's most distinctive holiday property addresses.

Developer: One&Only Resorts (Kerzner International)

The original Hayman Resort — a InterContinental property for decades — was acquired by the Mulpha Group and rebranded as One&Only Hayman Island when it reopened in 2019 following a $100 million renovation. Kerzner International's One&Only brand has delivered consistent quality across its global portfolio, and the Hayman property has maintained five-star rankings since reopening, winning multiple Australian Tourism Awards for luxury accommodation.

The residential programme — adding 15 private residences to the hotel's 166 rooms — was launched in 2023. The small unit count is not a cost-saving measure: it reflects a deliberate decision to maintain the property's intimacy and the premium rates that intimacy commands.

  • Island Residences (2–3 bed) — From AUD 3.5 million (~$2.3 million), pool-access units with coral sea views and One&Only service delivery.
  • Beachfront Villas (3–4 bed) — AUD 6–11 million (~$4–$7.3 million), direct beach access with private pool on the Coral Sea frontage.
  • Penthouse Residences — AUD 14–22 million (~$9.3–$14.6 million), the property's two top-floor units with panoramic Whitsunday views.

Australian purchase considerations: Foreign nationals purchasing Australian residential property above AUD 1 million require FIRB (Foreign Investment Review Board) approval. Processing takes 30 days for non-restricted properties. A surcharge of 8% stamp duty applies to foreign purchasers in Queensland. Hayman Island's status as a resort property (rather than pure residential) involves additional FIRB categories — legal advice from an Australian solicitor experienced in foreign investment is essential.

Amenities and Destination Appeal

One&Only Hayman owners access the full hotel suite: three restaurants (including the signature Azure restaurant on a floating pontoon deck), four pools, the One&Only Spa, a marine centre with certified dive instruction, tennis courts, and helicopter transfers from Hamilton Island Airport (HTI, 35 minutes). The marine environment — arguably Australia's finest accessible reef location for non-divers — provides a natural amenity that no developer could replicate.

Hamilton Island Airport (HTI) receives direct flights from Sydney, Melbourne, Brisbane, and Adelaide. The 35-minute helicopter transfer to Hayman is included in higher-tier stays. Whitsunday Coast Airport (PPP) at Proserpine on the mainland provides an alternative fixed-wing route. Sydney and Melbourne are under 3 hours flying time.

Verdict: Australia's single most prestigious island resort address. The One&Only brand and the Great Barrier Reef setting create a combination that cannot be matched domestically. High entry prices reflect genuine scarcity — there are very few comparable island assets anywhere in the country.
