The Lake Garda residence programme adds 52 private units to the existing hotel estate — a small number relative to the property's 90 hotel suites, preserving the intimacy that has defined the property since opening. Lefay will manage all residences under the same operational standards as the hotel.

This has attracted significant numbers of non-Italian residents to Lake Como, Lake Garda, and Portofino since the regime's introduction in 2017. Amenities and Destination Appeal
Residence owners access the full Lefay spa — Italy's largest private wellness facility (4,200 sq m) including a thermal circuit, 26 treatment rooms, an Ayurvedic centre, and multiple pools. The Gardesana Road — the scenic western lakeshore drive — provides access to Limone, Riva del Garda, and the Trentino mountain resorts without motorway dependence. Lake Garda's combination of water and mountain access (Ski Madonna di Campiglio is 90 minutes; Livigno 150 minutes) makes it a genuine four-season destination.
Verdict: The only branded residence opportunity within an operational five-star spa hotel on the Italian lakes. Lefay's track record reduces execution risk, and the flat-rate tax regime has attracted a growing number of Northern European high-net-worth buyers to the area.
