In an exclusive interview with Holiday Home Times, Andrew Ngamsappasilp, Executive Director of The Pelican Krabi, tells us about his flagship project and explains why Krabi has emerged as a real estate investor's paradise.
The Interview
Can you tell us a bit about your group and your previous projects?
We are a property developer. Most of our projects have focused on housing and condominium developments.
Tell our readers something about your new project — The Pelican Krabi.
On the west coast of Krabi, The Pelican is surrounded by lush, green tropical forest within an expansive 33-rai site — an ideal setting for integrating nature into a genuinely luxurious lifestyle. The development is close to several prestigious five-star hotels, including the Sheraton, Sofitel, Nakamanda, and Ritz Carlton Reserve.

The condominium complex includes 96 thoughtfully designed units with one to three bedrooms, ranging in size from 80 to 180 square metres, alongside penthouses with rooftop gardens and individual plunge pools.
Guest services include shuttle bus transport, a library, business centre, coffee and beverage bars, poolside bars, a free-form swimming pool, a fully equipped gym and fitness centre, 24-hour concierge service, broadband Wi-Fi throughout the property, and 24-hour CCTV security.
What are the choices of property available in The Pelican Krabi? How many units have been sold and what stage of completion is the project at?
We offer luxury residential condominiums and pool villas. At the time of the original interview, 96 units had been sold and 40% of the total condominiums had been reserved.
How accessible is the project for residents? What is the best way to get there?
By air, there are direct flights from Scandinavian countries, Singapore, and Malaysia. For those who prefer to experience the scenery, renting a car in Bangkok and driving to Krabi is a wonderful option — it is approximately 800 kilometres of beautiful countryside.
How long do you anticipate the possession process will take?
At the time of the original interview, the condominiums were projected to be ready in the second quarter of 2012, the villas in the fourth quarter of 2012, and the hotel in the fourth quarter of 2014. For the current project status, please contact the developer directly.
Can you give us some salient points about the architecture and the floor plan of the units?
The architect has designed the perfect combination of elements to meet visitor expectations: premium leather sofas, jacuzzi bathtubs, large balconies for sunbathing, a beach clubhouse for dining, a spa, a tennis court, and five-star 24-hour concierge service.
What is your target clientele?
The majority of visitors are Scandinavians, but Australians and buyers from all over the world are attracted to Krabi's beachfront properties. Buyers are typically looking for a retirement home or a high-quality vacation property.
What amenities and services will be offered within the project?

Will you be providing any rental management for owners when their properties are vacant?
Absolutely. Jones Lang LaSalle (JLL) manages our facilities and rental management programme.
Is there a key-holding or caretaking service for owners who use their property as a vacation home?
Yes, JLL will take care of that as well.
Do you see investing in second homes as a good option from the perspective of financial returns? What kind of appreciation can an owner expect?
The returns in Krabi are excellent. In addition to an average property price increase of approximately 7% per year, owners can also expect rental yield of between 5% and 10% per year. We have investors from all over the world buying property in Krabi. Recent infrastructure developments — including the expanding airport, new highways, bridges, and international hospitals and schools — make Krabi city one of the strongest property investment markets in Southern Thailand.

The first phase features 90 one- to three-bedroom condominium units, originally priced between THB 6 million (approximately US$192,493) and THB 14 million (approximately US$449,150) at the time of this article.
