Twenty thousand acres of South Carolina coastal plain — live oak canopies draped in Spanish moss, tidal creek systems, and a recreated small-town centre called Wilson Village — Palmetto Bluff is perhaps the most ambitious private real estate community in the American Southeast. It sits between Bluffton and Hardeeville, less than 30 minutes from Hilton Head Island, and has attracted a loyal following of buyers from the Northeast and Midwest seeking a more authentic Lowcountry experience than golf-resort alternatives.

Developer: South Street Partners

South Street Partners, a Charlotte-based real estate private equity firm, acquired Palmetto Bluff in 2018 from Discovery Land Company and has since accelerated development with a focus on the Montage anchor hotel (120 rooms, opened 2019) and a new residential pipeline. South Street's principal, Chris Randolph, has led the expansion of the community's trail network (80+ km of biking and paddling trails), the addition of multiple pools and restaurants, and the buildout of a working farm supplying the resort's kitchens.

Since South Street's acquisition, average home values have increased approximately 65% and the community has been profiled by The Wall Street Journal, Condé Nast Traveler, and Architectural Digest as a benchmark for sustainable resort development.

Unit Types and Pricing

  • Cottages (2–3 bed) — Charming in-village homes from $1.4 million.
  • Riverfront Homes (3–5 bed) — Creek- or river-adjacent properties, $2.2–$5 million.
  • Grand Estate Homes (4–6 bed) — Oak-canopy compounds from $4.5 million.
  • Homesites (1–5 acres) — Titled land from $450,000 to $2 million, build-your-own with architectural guidelines.

Rental programme: South Street operates a curated rental programme for homeowners who opt in, with Montage managing guest services. Rental income on a 4-bedroom property ranges from $60,000–$90,000 gross annually. However, Palmetto Bluff attracts more long-stay and seasonal occupancy than short-term rental investors.

Amenities and Destination Appeal

The community includes a Jack Nicklaus Signature Golf Course, a tennis and pickleball complex, an equestrian centre, kayak and canoe launch points, a skeet-shooting range, and a well-regarded children's programme. Wilson Village hosts the Canoe Club restaurant, a general store, and an inn — creating a genuine community hub rather than a resort centre. The Montage hotel provides five-star dining and spa access to all residents.

Savannah/Hilton Head International Airport (SAV) is 30 minutes away, with direct flights from New York, Boston, Washington DC, Chicago, and Dallas. The proximity to Savannah's cultural scene — one of the best-preserved historic city centres in America — adds a further draw for buyers who want cultural options within day-trip distance.

Verdict: Palmetto Bluff is a long-term lifestyle investment rather than a pure yield play. The scale of the land holding and the quality of the stewardship suggest values will continue to appreciate as the community matures.
