The Royal Atlantis Resort & Residences rises as the twin-towered arch visible from anywhere on Palm Jumeirah — and from large parts of the Dubai coastline. The hotel, which opened in 2021 and immediately became one of the UAE's most socially documented luxury properties, is operated by Kerzner International and draws a global guest list that includes celebrities, athletes, and heads of state. The 231 private residences within the towers give owners a physical stake in this extraordinary address.
Developer: Kerzner International and Nakheel Properties
Kerzner International — the company behind the Atlantis brand globally and the One&Only portfolio — developed Royal Atlantis in partnership with Nakheel Properties (the Palm Jumeirah master developer, a Dubai government entity). Nakheel's role as both landowner and co-developer provides governmental backstop to the project that is unique among Palm Jumeirah branded developments. Kerzner's operational commitment — their second major hotel on Palm Jumeirah after the original Atlantis — reflects long-term confidence in the address.
The 231 residences were entirely pre-sold before completion, and resale activity in 2022–2024 has produced transactions at 40–80% premiums to original launch pricing — among the strongest resale metrics in the Dubai branded residence sector.
Unit Types and Pricing (Secondary Market)
- 1 Bedroom Sky Residences (95–130 sq m) — AED 8–14 million (~$2.18–$3.81 million) in secondary market transactions.
- 2 Bedroom Sky Residences (190–270 sq m) — AED 16–28 million (~$4.35–$7.62 million).
- 3 Bedroom Sky Mansions (350–500 sq m) — AED 35–65 million (~$9.5–$17.7 million).
- Sky Penthouses (1,000–1,800 sq m) — AED 120–200 million (~$32.7–$54.5 million).
Sky pool amenity: Royal Atlantis's signature amenity is the SkyPool — a transparent-bottomed pool cantilevered 96 metres above ground between the two towers. Residents have priority access to the SkyPool and SkyBar on the 22nd floor, as well as to the hotel's full amenity suite: Nobu Dubai, Bread Street Kitchen (Gordon Ramsay), Jaleo (José Andrés), and the 17-acre water park (Aquaventure) at the original Atlantis hotel.
Amenities and Destination Appeal
Royal Atlantis residents access a dedicated residential concierge (separate from the hotel concierge), a private gym, a residence-only pool on floors 20–22, and the full Royal Atlantis hotel infrastructure including the SkyPool, fine dining restaurants, and the Lost Chambers Aquarium at the original Atlantis. The combined Atlantis compound's 18 restaurants, 3 nightclubs, 2 casinos (the only licensed casinos in UAE), and Aquaventure make it the most entertainment-complete address in Dubai.
The Palm's road connectivity to Sheikh Zayed Road and the Dubai Marina ensures access to the broader Dubai experience: the Mall of the Emirates, the Dubai Mall, and DIFC's restaurant and cultural scene. The Atlantis brand's global recognition — hotels in the Bahamas, Singapore, and Sanya — provides resale liquidity from a global buyer pool that most Dubai developments cannot access.
Verdict: The most globally recognised branded residence address in Dubai. Resale premiums have been exceptional, reflecting genuine scarcity (231 units) against the hotel's extraordinary global media profile. Secondary market prices are high, but the product's irreplaceability justifies them.
