Grenada — the Spice Isle — has historically been overlooked by luxury real estate buyers in favour of its flashier Caribbean neighbours. Silversands changed that calculus when it opened in 2019 and immediately won a Forbes Five-Star rating, becoming only the second hotel in the Eastern Caribbean to achieve that designation. The hotel's Grand Anse Beach location — consistently ranked among the Caribbean's top ten beaches — has since attracted significant investment interest.

Developer: Silversands Development Ltd

Silversands was developed by a London-based private equity consortium that identified Grenada as an undervalued market with strong fundamentals: a stable parliamentary democracy, a recently upgraded international airport (Maurice Bishop International, now accepting wide-body jets), and a Citizenship by Investment programme that generates ongoing capital inflows.

The developer has a track record of delivering on time — the hotel opened as scheduled — and the residential villa programme was launched in 2022 following strong demand from hotel guests wishing to own at the property. The developer is also behind a separate project, Silversands Villas, on adjacent land that was 80% sold at launch.

Unit Types and Pricing

  • Cliff Villa (2 bed) — $1.8 million, perched above the hotel with full sea views and direct pool access.
  • Beachfront Villa (3 bed) — $2.9 million, on-grade Grand Anse frontage.
  • Estate Villa (4–5 bed) — $4.5–$6 million, private garden compounds with personal infinity pools.

CBI eligibility: Silversands is an approved Grenada Citizenship by Investment real estate project. Buyers investing $350,000 or more are eligible to apply for Grenadian citizenship — which includes visa-free or visa-on-arrival access to 140+ countries including the Schengen Area, UK, and China. The citizenship is heritable and requires no minimum residency.

Amenities and Destination Appeal

Villa owners access the full Silversands hotel including the celebrated infinity pool complex (which was featured in Architectural Digest), three restaurants, a spa, and non-motorised water sports from the beach. The hotel also operates a concierge programme that manages villa rentals for owners who wish to generate income when absent.

Grenada's tourism infrastructure has improved markedly since 2020: the airport now receives direct charters from the UK, with regular scheduled services from London Heathrow, Miami, New York, and Toronto. The island's relatively undeveloped interior — rainforest, waterfalls, spice plantations — offers a uniquely authentic Caribbean experience distinct from the built-out markets to the north.

Verdict: Excellent combination of a credentialled hotel brand, CBI eligibility, and an undervalued market. Grenada property prices remain 30–40% below comparable addresses in Barbados or St Barts for equivalent quality.
