Phang Nga Bay — the sea between Phuket and Krabi — is one of the world's most extraordinary marine environments: 400 sq km of emerald water punctuated by vertical limestone karst towers, sea caves, and mangrove channels. Koh Yao Noi, the larger of two islands at the bay's centre, has been deliberately protected from the mass tourism that has overtaken the surrounding mainland coasts. Six Senses Yao Noi occupies the island's most dramatic elevated site, with direct views to the karst formations that appeared in "The Man with the Golden Gun."

Developer: Six Senses Hotels Resorts Spas (IHG)

Six Senses Yao Noi was among the brand's earliest properties, opening in 2010, and established the visual language — GreenOxide-painted wood, infinity pools appearing to pour into the bay, private villas with outdoor showers — that has defined eco-luxury resort design globally. IHG's acquisition of Six Senses in 2019 brought the institutional resources to develop the branded residence programme.

The villa programme at Yao Noi is limited to 16 private residences — a deliberate scarcity that maintains the property's exclusive atmosphere. Six Senses manages all residences and handles rental bookings through the hotel's reservation system, capturing the brand's premium pricing power.

Unit Types and Pricing

  • Bay View Pool Villas (1–2 bed) — From $650,000, elevated positions with the property's signature infinity pool-meets-karst view.
  • Ocean Pool Villas (2–3 bed) — $1.1–$1.8 million, closer to sea level with private garden areas.
  • Hilltop Estate Villas (3–4 bed) — $2.4–$3.8 million, the property's most private positions with 360-degree karst panoramas.

Thailand leasehold ownership: Foreign nationals cannot own Thai land freehold. The standard structure for villa purchases in Thailand is a 30-year leasehold (renewable for two further 30-year terms in practice, though this is not legally guaranteed). Alternatively, buyers may purchase through a Thai company structure — a common but legally nuanced approach that requires qualified Thai legal counsel. Six Senses' in-house legal team structures all Yao Noi purchases via 30-year leasehold with renewal provisions.

Amenities and Destination Appeal

Six Senses Yao Noi owners access the hotel's spa (consistently ranked among Asia's best), three restaurants, a dive school, sea kayaking, longtail boat tours of the bay, and an organic garden supplying the kitchens. The hotel's commitment to eliminating single-use plastic and its community engagement programmes with Koh Yao Noi's fishing villages create an authenticity rarely found in Thailand's resort market.

Phuket International Airport (HKT) is 45 minutes by speedboat — the island transfer is itself a destination experience. Krabi Airport (KBV) provides an alternative 60-minute connection. Both airports have extensive international connections including direct routes to Singapore, Hong Kong, Kuala Lumpur, Tokyo, and European charters during the November–April high season.

Verdict: Thailand's most distinctive branded villa address. The limited supply, extraordinary setting, and Six Senses' operational credibility make this a compelling long-term hold. Rental income from the hotel pool runs 5–8% net on most units.
