Grace Bay, Providenciales — consistently voted the world's best beach by TripAdvisor's Travellers' Choice awards — has become synonymous with high-end Caribbean property. The challenge for buyers is that the best-located properties here sell through private networks before reaching the open market, and new-build quality is wildly inconsistent. Soluna occupies a coveted beachfront parcel that was one of the last available on the primary stretch of Grace Bay.
Developer: Rainforest Holdings
Rainforest Holdings is a Turks & Caicos–based developer with 20+ years operating in the market. Their previous projects — including the well-regarded Aquamarine development — have maintained among the highest resale liquidity in the TCI market. The Rainforest team has an established relationship with the TCI Planning Commission and has navigated environmental impact processes for coral reef proximity compliance more smoothly than most competitors in the jurisdiction.
Soluna's 24-unit scale is deliberate: small enough to maintain the intimacy and quality control that larger resort projects sacrifice, but large enough to support a professional management infrastructure and communal amenities that justify the price premium.
Unit Types and Pricing
- 1 Bedroom Suites (90–110 sq m) — From $1.1 million, with terrace access to the shared beachfront pool.
- 2 Bedroom Residences (160–200 sq m) — $1.9–$2.8 million, direct beach access from ground-floor units.
- 3 Bedroom Penthouses (280–320 sq m) — $4.2–$5.5 million with rooftop pools and 180-degree Grace Bay views.
Turks & Caicos ownership: TCI operates under English common law with freehold title available to foreign nationals. There is no income tax, capital gains tax, or inheritance tax. A Stamp Duty of 10% applies to the purchase price (reduced to 6.5% for first-time buyers of properties under $500,000). Annual property tax is approximately 1.5% of assessed value, which typically runs below market value.
Amenities and Destination Appeal
Soluna's amenities focus on the beach experience: a beachfront infinity pool, a poolside food and drinks service, private beach loungers, and a water sports concierge. The development is steps from Grace Bay's best restaurants and the Bight Park. The TCI government has committed to reef protection regulations that limit further beachfront development to the north and south of Soluna's site, creating a degree of supply protection that underpins long-term values.
Providenciales International Airport (PLS) receives direct flights from New York, Miami, Boston, Charlotte, Atlanta, Toronto, and London Gatwick. Flight times: 3.5 hours from New York, 80 minutes from Miami. TCI's political stability as a British Overseas Territory and its US dollar-based economy add appeal for both US and European buyers.
Verdict: Grace Bay beachfront is one of the scarcest assets in the Caribbean. Soluna's small scale and experienced developer make this one of the more defensible entries in the TCI market. Rental yields on Grace Bay properties run 6–9% net on well-managed units.
