The requirement of amenities between your first home and your second home will be completely different. For your first home, when you are looking for a location to buy your property, distance from your work place, public transportation, vicinity to schools and colleges for your kids and proximity to the city centre are some of the areas you will look at.
However when you are buying a property which will not only be your vacation home, but will be ultimately be converted into a holiday home, the requirements will be completely different. What’s the use of buying a property in the coastline if you have to drive an hour to get to the beach!
In this article we will outline the top factors to consider before you take the final call on a location to buy your holiday home:
1. What do you love: If you are a beach person, search for properties near the coastline, but if you love the mountains then go for it. A vacation house should be in a location where you would primarily love to have an occasional vacation yourself along with friends and families. So buy in a location where you would like to go more than once to have a fun time.
2. This done, now look for what you would want as a vacationer. Is it close to the beach? Does it give a good view of the surroundings? Are there some tourist attractions nearby which are in the tourist map of the area? How good is the infrastructure – drinking water, continuous electricity, internet providers, etc. Then look for restaurants, eating joints, pubs, cafés, bars in the locality. Ideally on a vacation you would hardly cook at home, so availability of these does matter a lot.
3. If it is ultimately going to be a holiday home, make sure you know the average tourist inflow of the areas which you have shortlisted to buy the property. It goes without saying that the amount you will be earning will depend on the number of tourists that will visit the area.
4. Then there is the tourist season. Find out how long is the tourist season. Longer the tourist season, greater are your chances to get bookings and thus more income.
5. Think like a tourist: When you are shortlisting properties ask yourself why would you come and stay there. If you feel there are enough reasons, then you have made the right choice, if not then move on to other locations.
6. How accessible is the location: Is the road leading to the location good enough to entice people to drive down for a weekend getaway? How close it from the airport or railway station? What about public transportation? Not all people coming there will have their own vehicle so find out whether there are cabs services or bikes on rent, etc. are readily available.
I hope the article will help you decide on the location where you should ideally buy your holiday home. Do share with us if you feel there are other factors which have not been discussed here.
