Properties with a view of the ocean, a flowing river or a serene lake always had lured the home-buyer. The concept of a waterfront property caught the fancy of the Indian home-buyer during the realty boom witnessed between 2004 and 2008. After a temporary lull owing to the economic downturn, the trend seems to be catching on again with a number of waterfront residential projects coming up in selected parts of the country.

In the last couple of years, waterfront properties have become even more popular among today’s city dwellers who are used to living in concrete jungles, but are looking at buying a vacation home with a more relaxed environment. And how much better can it get than sipping a cup of coffee sitting in the balcony overlooking the Arabian sea or the river!

However today’s waterfront properties are not limited to just the sea, rivers or lakes. Several leading developers have even started creating manmade beaches and artificial lakes to attract buyers! For instance Delhi-based developer Supertech is coming with a 100-acre integrated township on the Yamuna Expressway named Upcountry. The project comprises, among others, beach-side villas called Holiday Village, where residents will be able to enjoy a cool, relaxed and comfortable living on a manmade beach-side. And this is not the last! Across the length and breadth of the country, developers are launching such projects with manmade water-bodies, which have found many takers.

Whether a waterfront residence is a second home or not depends upon the location of the project. But looking at the current trend most of these projects have come up on the outskirts of a city and are invariably second home purchases.

Here are some waterfront projects:

(1) Tata Housing Crescent Lake Homes, Oragadam, Chennai: Features 1, 2, 3 bedroom row-type villas in Phase 1; 3 & 4 bedroom villas in Phase 2. Children’s play area, informal sitting area, power backup for common areas and lift.

(2) Sunray Properties’ Sunray Beachfront in Vizag: Sun Ray Properties’ ongoing project, Sunray Beachfront, is an oceanfront lifestyle destination in Vizag in India. This one-of-the-kind project is located on the pristine sands of Bay of Bengal and in the shade of a secluded coconut grove. The gated community takes the leisure lifestyle to a new benchmark and connects one with nature. Located 45 kms from city center of Visakhapatnam, the project is well connected by the 4-lane National Highway No. 5. With the city spreading to Madhurawada and Rishikonda, Sunray Beachfront, although near the city centre is far from the maddening crowd.

(3) Calcutta Riverside in Kolkata: Calcutta Riverside has been conceived and created by Riverbank Holdings Private Limited (RHPL) – a 50:50 Joint Venture between Bata India Limited (BIL) and Calcutta Metropolitan Group Limited (CMGL). The township has been designed with environment friendly design and onsite initiatives like the 25-acre (100,000 m2) IT Park registered as Green Building, retention of existing water bodies and recreation of more lined up with geo-textile blankets, retention of as much green cover as possible and careful transplantation of the rest within the site, offsite nursery development, zero sewage discharge, recycled water usage for irrigation and HVAC, use of sustainable building materials like bricks, concrete blocks etc. for the façade treatment, use of screens and shading devices, building envelopes around green courts, etc.

(4) Mahindra Aqualily, Chennai: Beautifully designed villas and apartments with a lake view, Aqualily is being projected by its developers Mahindra Lifespaces as an unmatched blend of modernity and nature. The villas, twin homes and apartments complimented by turquoise waters and designer landscapes guarantee the resident and his family a well-deserved, healthy lifestyle.
