Deer Valley Resort in Park City, Utah is famous for being ski-only (no snowboards), for ski valets who carry your equipment from car to chairlift, and for grooming standards that rival anything in the Swiss Alps. It has been voted North America's best ski resort by SKI Magazine more than any other property. The Deer Valley Club is the flagship residential product at the base of the Snow Park Lodge — the closest ownership position to the resort's heart.
Developer: Deer Valley Resort Company
Deer Valley Resort Company, now a subsidiary of Alterra Mountain Company (the group that also owns Mammoth, Steamboat, and Squaw Valley), has operated the resort since 1981 and owns the hotel and residential assets within the base area. The developer's long tenure means institutional-quality maintenance, a professional HOA management structure, and the financial firepower to continuously reinvest in resort infrastructure. Alterra's 2024 acquisition of Deer Valley triggered a major expansion into the East Village — adding 3,700 acres and 16 new lifts — which will further increase the resort's long-term appeal.
Unit Types and Pricing

- 2 Bedroom Residences (1,200–1,800 sq ft) — $1.5 million to $2.8 million.
- 3 Bedroom Penthouses (2,200+ sq ft) — $3.5 million and above.
HOA and rental: Monthly HOA fees run $800–$2,200 depending on unit size and cover snow removal, exterior maintenance, and access to resort amenities. Owners can opt into the Deer Valley Signature Properties rental management programme; peak-week rates for a 2BR unit exceed $8,000/night. Annual owner-use caps apply.
Amenities and Destination Appeal
Deer Valley Club owners receive ski-in/ski-out access, a dedicated concierge, a heated pool, a spa, underground parking, and access to the Snow Park Lodge dining. The resort's 2,026 acres and 103 runs operate from late November to mid-April, and Park City's Main Street — a National Historic District with 100+ restaurants and galleries — is a 10-minute drive.
Salt Lake City International Airport (SLC) is 45 minutes away and serves 90+ direct routes, including international connections to London, Paris, and Cancún. Park City's proximity to SLC makes it the most accessible major US ski destination, a key driver of year-round rental demand.
Verdict: Premium pricing, but Deer Valley's no-snowboard policy and service standards maintain a distinct market position. Strong rental demand and resort expansion make this one of the most liquid ski property investments in the US.
