The subdivision has operated since the 1970s and has produced some of Telluride's most prestigious private residences.

Custom build costs in Telluride run $600–$1,200/sq ft depending on specification, placing turnkey compound costs at $3–$15 million for most buyers.

Ski Access and Destination Appeal
Telluride Ski Resort offers 2,000 acres of terrain served by 19 lifts, with a vertical drop of 4,425 ft — one of the largest in North America. The gondola connecting Telluride Mountain Village to the historic town centre runs year-round, making the area a four-season destination. Montrose Regional Airport (MTJ) is 65 miles away with direct flights from Denver, Dallas, Houston, and Los Angeles. The Telluride Regional Airport (TEX) serves private aviation year-round. Property values in the Telluride market have appreciated at a compound rate of 8–12% per annum over the past decade, among the strongest of any US ski market.
Verdict: High entry cost but exceptional long-term store of value. Best suited to buyers with a 10+ year horizon who want a fully custom mountain compound.
