We are all aware that Goa is one of the top destinations in India to buy a holiday home. From time to time several readers too inquire about current projects, developers’ profiles and most importantly the location they should choose. In our endeavor to provide our readers with answers to all these queries, in the weekend we had met up with several developers operating in Goa to know about their projects, pricing, location, legalities, etc. In the next couple of days we will bring to you the reviews of some of these projects and also what these developers have to say about their properties. Today let’s read what Kunal Balsara, Head Sales and Marketing of The Acron Group has to say about their developments in Goa when we interviewed him a recently concluded Goa Property Show.

Can you tell us a bit about your group and your previous projects? Who are the promoters etc?
We are Goa’s leading developer since 1988. We are known to build aesthetically designed villas and apartments in tranquil surroundings of Goa. Our directors – Dr. John Britto, a medical graduate of St. John’s Medical College, Bangalore and Mr. Amar J. Britto, an economics graduate from St. Xavier’s College, Mumbai are highly experienced in the residential property market of the state. Meanwhile our team of architects, engineers and other professionals combined with fully-equipped quality-testing labs ensure that we are able to adhere to a deadline-driven schedule we promise to our customers without having to compromise on the build quality.
How many units have you sold in this project and what stages of completion are the past projects in?
Actually we have three projects currently. Emerald Court, an apartment project at Aprora; Eugenia Evergreens, a premium garden villa development at Moira; and Fleurgreens, an affordable apartment development at Aldona. All units of Emerald Court are sold out, while 30 to 40 percent of the units in Eugenia Evergreens and Fleurgreens have been sold while the rest are available for buyers.
Regarding the construction status, Emerald Court is complete and Eugenia Evergreens and Fleurgreens will be complete and ready for possession by June 2014 and December 2013 respectively.
Tell our readers something about your new project.
Actually there are two projects that we are currently marketing, so I will briefly tell you about these two. Eugenia Evergreens is our villa development and will have 19 villas of 3 and 4 BHK and the development is spread across a total area of 4 acres at Moira in North Goa. The size of the 3 BHK semi detached villas is 2702 square feet in a plot area of 5124 square feet with a garden area of 3778 square feet. Meanwhile, the size of the 4BHK detached villas is 5081 square feet on a plot area of 7858 square feet and a garden area of 5560 square feet.
Now, Fleurgreens in Aldona is an affordable apartment development comprising 1 and 2 BHK homes. This gated community is close Mapusa and will have a total of 12 units. The 1BHK apartment is available in two sizes of 664 and 679 square feet and the 2BHK apartment is of 1080 square feet.
How accessible is the project for residents? What is the best way to get there?
You must be aware that North Goa is the most happening place in the state. Both the projects are very close to the roads leading to some of the best beaches in Goa, yet are tucked in the lap of greenery and away from the noise and pollution of the city life.
How long do you anticipate will the possession of this project take?
The entire Eugenia Evergreens complex will be completed by June 2014, while the individual villas will be completed 15 to 18 months from the day of the payment. Meanwhile the apartments will be completed on December 2013.
What is the clientele you are looking at to buy a property here?
Our clientel is mostly NRI Goans and residents of metros like Mumbai, Pune, Bangalore wanting to buy a holiday home in Goa.
What are the amenities/ services you will be offering within this project?
In our Emerald Court development we have amenities like landscaped gardens and non-skid pathways, walk-in swimming pool with built-in Jacuzzi and cascading waterfall, Gymnasium and activity center, domestic/servant quarters and power back-up with automatic voltage regulator for all common areas and services. Then we have online water filtration system, piped cooking gas provision, solar water heating provision with recurculation pumps, etc. The same amenities and facilities will also be available in the other two projects.
Will you be providing any rental to the owners when their properties are vacant?
We will not be providing rentals to owners. But we will have an estate manager who will help owners in the rental when the property is vacant.
Suppose an owner uses his property as a vacation home for guests to earn some money, is there any services like key holding or providing a caretaker?
Like I said, we will have an estate manager who will take care of the services like key holding, passing on rental inquiries to our owners, etc.
Do you see investing in second homes as a good option from the perspective of financial return? What kind of appreciation can an owner expect if he were to invest in your property over the 3,5,10, 20 year horizon?
For a place like Goa, where appreciation on properties is really high, investing on a second home is definitely a good option. Based on the location where one has bought his property, an appreciation of at least 50 percent is normal in three years.
