North Goa has always been the most happening place in the whole of Goa. It has some of the best beaches, restaurants and a very vibrant nightlife that goes on to the wee hours. Owing to these facts developers too have come up with several projects here for buyers looking for a holiday home in this beach capital of India. We met a couple of developers here recently to find out what they were offering. One such development is Heritage Princes Real Estate Developers’ Heritage Exotica. In an exclusive interview to Holiday Home Times, Pierre Serrao, Head of Marketing, Sales and CRM of the company spoke to us about his project that is nearing completion and is being advertised as ‘Own a Peace of Goa.’
Can you tell us a bit about your group and your previous projects? Who are the promoters etc?
Our company, Heritage Princes Real Estate Developers, has been in the business for more than decades now with more than a dozen residential and commercial projects in Goa and Indore. We are an ISO 9001: 2000 certified company and our list of satisfied property owners are witness to our quality construction and on-time delivery. The company’s two partners – Mr. Paresh Madeva Pai based in Goa and Mr. Manoj Tarachand Manwani based in Indore – are highly experienced in their respective domains and know the real estate market inside-out, the fact reflected in the architectural designs of our homes and the locations where our properties are situated. In Goa itself, we have delivered 5-6 projects.
Why do you think one should buy a property in Goa? What makes Goa an attractive location to invest in a second home?
For one, Goa is the No. 1 holiday destination for not only Indians, but also foreigners and most visitors. Most visitors who come once come again and again to be a part of the adventure and excitement, peace and solitude, joy and pleasure that Goa has to offer making it good financial sense to invest in a second or holiday home that can be used by them whenever they are here. Add to that the fact that the real estate in Goa is experiencing a boom and the appreciation on property is phenomenal. When most cities of India were experiencing a slump in real estate prices, Goa’s property market still remained vibrant.
Tell our readers something about your new project.
Our latest project, Heritage Exotica is a gated community comprising villas and apartments. The development is located in Baga Arpora, just a couple of kilometers from two of Goa’s well known beaches.
How many units have you sold in this project and what stages of completion are the past projects in?
We have started marketing Heritage Exotica and certainly have received good response from buyers. As I have said before, we have delivered 5-6 projects in Goa. Meanwhile we are nearing completion of our development, Heritage Princeś at Ponda, which is our exclusive scheme of luxurious apartments, office spaces and shops.
How accessible is the project for residents? What is the best way to get there?
The project is about 2.5 kilometers from Baga beach and another two of Goa’s most happening beaches – Calangute and Anjuna are just 3 and 5 kilometers respectively. Arpora in North Goa actually exhibits a great nightlife and boasts of many fine dining restaurants serving Indian and international cuisines making the project the perfect option to have a second home.
How long do you anticipate will the possession of this project take?
The final touches of the units are being given now and will be complete for possession by January 2013.
Can you give us some salient points about the architecture and the floor plan of the units?
All units have been built to give a feel of modern luxury with a tropical landscaping, water bodies and vast greens essential for a blissful holiday in your own holiday home.
Then about the offering in the project, the studio apartments are 418 to 486 square feet, the sizes of the 1BHK units are 663 to 819 square feet and the sizes of the 2 BHK are 1078 to 1186 square feet. Meanwhile, the 3 and 4 BHK villas are 1624 to 2207 square feet in size. The apartments are being built in two blocks and so are the villas. Altogether there will be 100 units in all in the project.
What is the clientele you are looking at to buy a property here?
We are primarily targeting buyers from metros like Delhi, Mumbai and Bangalore looking for a second or holiday home in Goa.
What are the amenities/ services you will be offering within this project?
Our motive is to create a never-ending, fun filled and luxurious holiday for our residents of Heritage Exotica. We are offering several lifestyle features to our owners including, a swimming pool, steam and Jacuzzi, health club with gymnasium, indoor games, landscape gardens with well lit paved areas and an exclusive children’s play area.
What about the pricing?
We are offering a competitive rate of INR 5,700 per square feet.
What are the resorts or hotels in close proximity to your project?
As I have told you before, Heritage Exotica is located in one of the most happening places of Goa. There are numerous resorts and hotels near the development. Also the Saturday night bazaar and Las Vegas super market are very close by.
Will you be providing any rental to the owners when their properties are vacant?
As of now, no. Perhaps we will think on those lines once the project is complete and the apartments and villas are handed over to our owners.
Do you see investing in second homes as a good option from the perspective of financial return? What kind of appreciation can an owner expect if he were to invest in your property over the 3,5,10, 20 year horizon?
Definitely second home is a good investment option. And when it’s in Goa it’s even better. Property appreciation is very high in Goa and an owner can expect an appreciation of 30 to 40 percent in just three years.
