Like the earlier articles we have featured over the last few weeks, to ensure that whatever we recommend to our readers looking to buy a holiday home are actually worth investing in, we also visited another project about which we had written months back – Shikhar Group’s villa project – Nirvana at Sunny Lake.
As is our endeavor to give our readers an eyewitness account of the project and the review the project’s current status, we took a tour of the development earlier this month. In this article we will not only provide you with our views on the project, but also an insight into the next stages of the development that the developer is currently selling and an overview of what you can expect here as a holiday home.
First the location – The development is about 20 minutes drive from Nainital, which is the foremost tourist destination in the area. The location offers an un-obstructed view of the Sattal, which is also another very touristy place in the area, which sees a lot of tourists.
OVERVIEW:
Since we had already discussed what was being offered in the project, in this article we would only dwell on the ground realities of the development – has it been developed as was promised, what a buyer in the ongoing stage can expect and what is the current state of development, etc.
This integrated mini township of 60 independent cottages has taken a very good shape with many resident of the first phase already taking possession. The development is home to a couple of well known personalities, sadly though we were unable to meet any because they sparingly come to stay there. The concrete winding road that takes one to the villas is well maintained and gives the feeling of a good gated community.
The good part about the villas in Nirvana at Sunny Lake was that they give a good view of the valley ahead and were flooded with abundance of natural light inside. Many of the owners have renovated their houses according to their needs, to which the developer acts as the facilitator. We met a couple of owners who were present on site to oversee the renovation work of their houses.
MAINTENANCE:
The Sunny Lake development gives a feeling of a gated community in the true sense. This is perhaps the only project where I saw a gate manned with security guards, which gives a sense of security to owners. The boundary of the development was also well secured with tall walls. In a nutshell, if you own a villa here and use it very sparingly, you have a peace of mind, without having to worry about your house being burgled.
Considering the pleasant November climate, I was expecting to see more flowers. However whatever we had seen, the lawns and gardens were otherwise well manicured and there were quite a few people who were working on these green patches.
A working diesel generator on our visit goes to show that the developer have delivered their promise of power backup.
CONSTRUCTION:
The construction within the gated community is in various stages. While some of the villas are ready for possession, there are some where the finishing touches are being given. Then there are other areas where the developer has just finished demarcating the plots and are ready for sale. We visited an under-construction villa to take stock of the quality of the building and were pretty satisfied. Shikhar Group has indeed made good use of the picturesque surroundings of the area and has managed to bring the outdoors inside with large windows and more open spaces.
AMENITIES:
Work on the clubhouse is yet to start, however we were told that it would start soon. Meanwhile close to the development, a five star hotel is supposedly being built, which when sees the light of day would definitely add value to the properties of Sunny Lake.
PRICING:
At Nirvana at sunny lake a two bedroom villa in a plot area of 2000 square feet and built-up area of 1286 square feet would cost around INR 60 lakhs at a rate of INR 3000per square feet.
