Developer Overview: Tropis Living in North Bali

For anyone who has visited Bali, the idea of owning their own holiday  villa there has almost certainly crossed their mind.  With pristine beaches, balmy tropical weather and a relaxed lifestyle, Bali really is the perfect holiday destination.  With its close proximity to Australia and the rest of South East Asia and the proliferation of low cost airlines, Bali is also easy to reach regularly for many making it a great place to own your own villa.

Far away from the hustle and bustle of the tourist centre, North Bali is a peaceful region with a spectacular coastline.  It is also in close proximity to the proposed new airport, which makes now a perfect time to purchase land in the region before prices escalate. The Proposition:
This developer in Bali designs and builds villas, offering a range of six different villa designs that can be tailored with optional extras. The Villas range from two bedrooms with one bathroom at 120 m2  to one with three bedrooms, an ensuite bathroom and built up area of 300 m2. The construction cost of the villas varies depending upon size and fixtures and fittings, but starts at EUR 89,000. The cost of land, pools, landscaping and any optional extras is an additional cost.

There are several optional extras that you can add to your villa, these include:

  • An infinity pool, which is almost mandatory in this part of the world.  For a rather small 4.5 x 9 metre pool the additional cost is EUR 16,500, with other larger options also available;
  • A Bale Benong, or traditional pavillion, which is a covered outdoor seating area and perfect to go with your pool.  A simple bale benong that is 3 x 3 metres costs EUR 3,250 and has a natural finish. A larger version is also available;
  • A Guest House, which includes a small bedroom, bathroom, kitchen and porch. A standard one is 5 x 7 metres and costs EUR 19,500, with various other sizes , shapes and finishings available;
  • A Jacuzzi, which is round with a 3 meter diameter available at an additional cost of EUR 10,500; and
  • A Carport with a storage room and staff bathroom will set you back EUR 9,750 for one that is 6 x 6 metres.

There are six different areas where land is available to purchase, and the villa will then be built on this. Most are located either with direct beach access or within a kilometre of the beach, with one located above sea level with views of rice paddies.  These are all located in North Bali and vary in size and cost, with prices starting from EUR 4,500 per 100 m2 and go up to EUR 8,500 per 100 m2.

The cheapest land and villa package available (without any optional extras) is EUR 130,000  which will get you a block that is 1,150m2 in their Suksada plot located in Buleleng, about 15 minutes from Lovina. The plot overlooks the sea and rice fields and would include the Bundar Villa, which is 2 bedrooms and one bathroom with a covered surface of 120 m2.  The most expensive package available is EUR367,000 which will buy you a beachfront plot of 2,843 m2 in their Kalisade development with a three bedroom Tropis Villa  that has a covered surface area of 300 m2.

One of the main advantages of this proposition is that you can pick and choose your own villa design and location, giving you flexibility to choose the property that you want. With the optional extras you can add different things to your property, like a guest house or jacuzzi, making it your true dream home.

Some of the optional extras, such as a pool, are almost requirements for a villa like this and can increase the costs significantly.  Similarly the cost of building appears to be on the high side, but may be reasonable depending upon the quality of the finishes.  We recommend visiting and utlising the “try before you buy” option to satisfy yourself with the quality of the finished product.

Whilst the location in North Bali is lovely and has significant promise for investment potential when the new airport is completed, in the short-term it is remote and has less access to the facilities that are available in the more populated tourist centres in the south of the island.

Whilst foreigners cannot purchase land outright in Indonesia (you can find out more about Indonesian ownership rules here), it is possible to purchase land through a nominee.  The legal issues with regards to the land purchase will require specialist legal advice to ensure that your rights to the property are protected.  it should be noted that this is an issue for any property purchased in Indonesia and not just specific to this development.
